Privatized Randolph AFB Housing

All Randolph AFB housing has been privatized since 2007 by Pinnacle Hunt Communities, LLC.  You must have dependents living with you to qualify for the three- and four-bedroom housing; single NCOs or officers and junior enlisted members may utilize the on-base dormitories. There are exceptions for key and essential, including chaplains and certain commanders. NCOs with dependents are offered duplexes, and officers along with Chief MSGTs are offered single-family one- and two-story homes. Each home comes equipped with:

  • stove
  • refrigerator
  • dishwasher
  • connections for an electric washer and dryer
  • storage area


Since on base housing is privatized, if you choose to live on base you will be given a BAH that is specifically determined for this area of the country, similar to the way COLA works. Wait time for housing varies throughout the year based on occupancy rates; if occupancy is consistently low for a period, housing may become available for single or unaccompanied service members. 

Utilities Incentive Program

Starting in the winter of 2012, utilities will need to be paid by the active duty member. There is an incentive program associated with the utilities on base; each occupant pays a pre-set amount each month, and any unused energy will be reimbursed at the end of the year. The less utilities you use, the more money you will receive at the end of the year.  Randolph AFB is financially responsible for the water your household consumes. 

What to Bring With You to the Randolph AFB Housing Office

  • Proof of Active Duty
  • Copy of orders
  • Sign a sex offender disclosure
  • Sign a privacy act release


Current pet limitations restrict aggressive breeds such as Pit Bulls and Rottweilers. Each family is allowed up to three pets. There is a vet clinic on base that offers a variety of services for you and your pet. City ordinances as well as Randolph AFB Regulation require all pets to have a current rabies vaccination. Pets must be registered on base within five days of arrival and are now required to have a microchip.   


There is currently an Elementary school, Middle School and High School on base. Each school is attuned to the unique needs of children of military families. Randolph Elementary School currently has a pre-kindergarten program. Children that are eligible for pre-K must have at least one active duty parent and be four years of age on or before September 1st. Pre-K is a half-day program that is provided at no cost.
